Monsoon Season Is Coming: How to Flood-Proof Your Crawlspace or Basement Before July

Northern Arizona's monsoon season (roughly July through September) brings a very different water threat than winter's slow freeze-thaw cycling: sudden, heavy rainfall that can overwhelm a property's drainage in a short window. If your basement or crawlspace has ever taken on water during a summer storm, monsoon prep is worth doing before the season starts, not after.

Why monsoon storms are a distinct risk

A monsoon cloudburst can drop a significant amount of rain in a short period — very different from the sustained, gradual saturation of spring snowmelt. Surface grading and drainage systems that handle normal rainfall fine can be overwhelmed quickly by that intensity, especially around a foundation where water naturally wants to collect.

What to check before the season starts

  • Surface grading around your foundation. Ground that slopes toward the house instead of away from it sends monsoon runoff directly at your foundation walls.
  • Downspout discharge points. Downspouts that dump water right next to the foundation defeat the purpose of your gutters during a heavy storm.
  • Existing drainage systems. If you have a French drain or footing drain, confirm it isn't clogged or damaged before the season's first big storm.
  • Basement or crawlspace entry points. Window wells, low-set doors, and utility penetrations are common water-entry points during a sudden downpour.

Why prevention matters more in monsoon season than other times of year

A slow winter freeze-thaw crack gives you time to notice and address it. A monsoon downpour doesn't — water intrusion can happen in the span of one storm. Addressing drainage and access points proactively, before the season starts, is meaningfully more effective than reacting after water is already inside.
